Generic issues

L&T management has not initiated any forum for sharing their vision and plans pertaining to the township, addressing / discussing commonly faced issues etc.
There has been only one such meeting held on 5th April and till date we have not received the promised minutes and action points. Few points would have been closed but still many are still outstanding
Recently they have come up with an idea of getting association in place for just 4 towers..which I believe is not appropriate considering the new phases are not yet completed and handed over

Security has been a major concern since beginning. This issue has been highlighted since past one year but no results
Ineffective outflow from maintenance fund

Fire safety.
In many a cases sand buckets are just waste bins and few are empty.
Car parking lot numbers are assigned at places where fire safety point exists.
No fire pipes etc exists.
Can we know if we have the Fire safety clearance for our flats. If yes then it will be great if you can share the basis of getting that.
We may fail the fire safety audit, if done today

Cleanliness of common area i.e, corridor is done once a day. Frequency needs to be increased, as by evening the area again becomes very dusty

Some schedule has to be there for cleaning the common apartment areas other than corridors

Garbage door in Daisy is never locked. Again an issue pending for more than a year. This results in dogs pulling out and scattering garbage all around

Dog menace needs to be curbed

Common electricity usage can be reviewed and effectively reduced in areas like basement, corridors
Solar energy as an alternate can be explored

Backup points perhaps can be extended atleast to master bed rooms.

Backup points for common area needs to be revisited. As of now it seems to be working for almost all the common areas

Delay in deliverables of facilities promised as if will be made available at time of possession..like Creche, Doctor, ATM. Facilities like Restaurant, Cricket play area, Badminton court doesn't exist as of now

Parking area for visitors was provided pretty late..not sure if the lots provided are adequate

Construction work carried out in the new phases has been a disturbance and caused inconvenience during our stay..especially the ones done during night time (which I believe cannot be carried out legally)
Any plans of L&T reimbursing the residents the cost of inconvenience?

Mosquito menace
Fogging if done is not sufficient and is not yielding results

Basement
Cleanliness is not upto the mark. Water leakages, Garbage strewn around, dogs around, Dust etc adds to the problem
No ramp at the basement..hence challenge for trolleys, wheel chairs, strollers etc
As one of our colleagues mentioned, basement is used more than the Ground level entrance..basement has to be given due attention and maintained appropriately

Process and enforcement of violation of parking lot spaces needs more attention
In my parking lot a red Maruti omni was parked for more than a month. Though tyres were deflated it did not help in identifying the owner and removal of the vehicle from my slot. I had used the other parking space that I had bought else this may result in cascading violation..as this would have forced me to park my vehicle in someone's else lot and so on. Rs. 250 fine not sure how & who will recover and is it per day violation charge?

Connecting road to L&T from the main road is not upto the mark. Am sure L&T can use their contacts and get this addressed

Any plans that L&T can share regarding road availability from Gachibowli junction to the township

Tree plantation around the boundary wall of township will not only help as a contribution to nature but also protect from the dust etc that will increase because of the ring road
Will be a good contribution to the environment

Many residents are working in Hi tech city. Option can be explored of having point to point shuttle services couple of times in the morning and evening
Again a contribution to the environment and traffic reduction

At time of booking L&T mentioned that Club usage charges will be nominal. Am not sure if the current charges can be considered nominal

Jasmine block STP Motors Noise Pollution and Disturbance: The STP next to Jasmine block has 2 motors on top of the chambers that are not covered (like the other motors). This causes 24x7 noise pollution, especially during the NIGHT TIMES. The noise is audible much in a disturbing fashion in higher floors than on the ground floor, hence the evaluation of noise pollution should be done from 3rd floor, etc.
Thanks to L&T that on previous concerns, the other motors were covered, but these two specific motors were left out (missed out), that leaves the issue still open and hinders basic living in this part of the Serene County.

The STP next to Jasmine block has shown overflow multiple times in the last few months. Every time the response from Facility management was that they have taken care, and will not recur, but it recurs . This could be a major issue if for any reason the STP had to stop for few hours or days.
Clearance of Sewarage through tankers (in case of STP stoppage for days, as it happend in the past) has to be taken into consideration while maintenance charges estimations are made, else it will land us in huge unexpected expenses, as it could take lakhs of rupees to clear the sewarage every single occurance.

The Boundary wall in the south side next to magnolia has an opening (in the hilly terrain) for almost 40 to 60 feet, which prompts unauthorized entry of outsiders and animals. This poses a very serious security risk. This has been pointed out multiple times to the facility management as well a quick tour to the facility manager. There is no commitment to close this issue. We are surprised how the boundary can be kept open like this. This also could be a major cause of dogs to enter and create a huge nuisance within the county.

The speedbreakers in the complex are back breaking - looks like they have been designed for trucks or may be for tanks !! Can't we have something better

ID cards for Car cleaners. They seem to take job with 20+ residents charging Rs.300 per car on average. There are several new car cleaners who can pose a security threat to the property. I wont be surprised if the last incident of 2 wheel missing is done by one of the cleaner!!

Water Pressure
Water pressure varies drastically at least on 11th floor - low pressure to very high pressure which is causing problem with geysers and showers.
I have checked with residents of other flats in the same floor - 111, 113 and 115
